Step by step buyers Guide



Questions to consider as a Buyer:

  • Is there an area that you prefer over others? Is it important to be within a certain school district or area for work?
  • Is it necessary to be near public transportation? shopping? hospitals?
  • What style of home is ideal for you? Are stairs an issue? If it’s a condo, is an elevator necessary, or are stairs okay?
  • How many bedrooms? Bathrooms? Is there any flexibility with either?
  • Do you mind a home that needs repairs? Have you talked to your
  • lender about financing these repairs, as an option? Are you skilled to do sweat equity, or do you need to hire someone to do repairs?
  • What repairs are acceptable or not ie) cosmetic changes, such as paint? What if the roof, windows are in need of replacing?
  • Do you have allergies? or concerns for carpeting? Are you okay to have a home with carpet or is a carpet free home essential?
  • What features in a home are essential for your needs?
  • Do you need a garage? or are you able to build one later, if everything else is right?
  • Do you have a budget in mind for minor repairs found during an inspection?
  • Are you planning on expanding your family? Will this be a short-term or long-term home?
  • If you are upsizing or downsizing from your current home?
  • What are you hoping to be different from your current home?
  • Will this be an investment property? Is price/ location most important?
  • Are there time constraints for your buying a place?
  • Do you want a condo with fees or is a single family home preferred?
  • If there is a basement, how important is that space is developed?
  • What are your plans for space (ie) bonus space, bedroom?
  • What type of furniture do you have? Will it fit into the new space? What size of beds will you be placed in each room? This will help determine necessary square footage.
  • Is the direction of the way the home is facing important?
  • Is a yard with fencing important? Do you have children or pets that will need it to be fenced upon purchase or can it wait? Do you need extra space to park your toys ie) boats, trailers
  • Will your hobbies be a factor? Such as gardening? automotive?
  • Will you be running a business from home? Will zoning be important?
  • Do you like a modern home or classic?



Questions that I will be asking you as a Buyer:

  • What are your primary interests and needs in purchasing a home?
  • What period do you have for finding a home? Do you need to sell another home before you purchase your next home? If you are renting, do you have a lease that we need to take into consideration?
  • If so, what is the expiration date, and is there any options to earlier termination if needed?
  • Have you been to a mortgage specialist?
  • Do you know what you are qualified for? Does this amount take into consideration for condo fees and property tax?
  • Do you have a preferred price range in mind?
  • Do you have money saved up for the down payment?
  • Do you know your current credit rating/score?
  • Have you worked with any other real estate agents recently?
  • Have you signed any Buyer Representation agreements with any other agent? If so, I need to see a copy of it.
  • What are you looking for in your real estate professional/agent?
  • What is your previous experience been like with other real estate agents?
  • Do you have any special needs or interests such as parents or in-laws who will be living with you, special needs children, medical needs, etc?
  • Are there any cultural needs/ beliefs that I need to be aware of, that will affect the home or location you need to be in?
  • In general terms, what is kind of home are you looking for (ie. number of bedrooms, bathrooms, stories, layout, etc)?
  • What kind of work do you do?
  • How long have you worked where you currently work?
  • Can you offer your services or products if necessary in your home purchase negotiations?
  • Do you have other professionals in mind that you have past experience with, such as mortgage specialists, lawyers, inspectors?



Things I will be provided for you:

  • Copies of everything you will sign in advance, as to provide you time to seek legal advice or have all your questions answered prior to signing.
  • A Buyer’s Home guide and information packet.
  • A step by step list of the process you will go through, as you go through the buying process.
  • A list of recommended professionals, such a lawyer ’s, inspectors, insurance specialists, etc.
